Penfield Leaders Move to Prevent Residential Development of Golf Course Property

The town of Penfield wants to stop any possible large scale residential development of the land now occupied by Shadow Pines and Shadow Lakes golf courses.

The properties were listed for sale last week, and town supervisor Tony LaFountain said at least one developer has been asking about possible residential development of the 200-acre Shadow Pines property.

Town leaders are concerned that, because underlying zoning allows for one-half acre lots there, that such a development would have an adverse effect on traffic, drainage, utilities, the school district and public safety.

"From my perspective, and I think our Board's, we'd love to see it continue as a golf course. That was a great concept for the town and a great resource that we used and everybody used.  That would be the ideal situation," LaFountain said.  If the property was developed for residential homes, LaFountain said a  development with larger lots and estate-like homes would be less taxing on the town's infrastructure and perhaps less expensive for the developer.

The Penfield Town Board may vote February 3 to set up a public hearing.  LaFountain said the hearing may be held in late February or early March.

The Board would then establish a committee to study the future potential uses of the properties and the impacts they would have.

LaFountain explained that the committee would consist of interested residents and involved agencies. They would report back to the Town Board within six to 12 months.
